Twelve-month lease converting to month-to-month. First month's rent and the security deposit are due at signing.
Screening Criteria
What we look for.
These are published so you can work out where you stand before you spend anything. They are applied identically to every applicant.
- Income. Verifiable household income of at least 2.5× the rent you are responsible for paying. On a $3,595 home paid in full that is about $8,988 a month.
- Credit. A minimum score of 620.
- Rental history. Positive references from current and previous landlords, and no unresolved eviction judgments.
- Background check. Reviewed individually, in line with applicable federal, state and local law.
- Everyone applies. Every adult aged 18 or over who will live in the home completes an application and is screened.

How We Assess Income
What counts, and against what.
We look at verifiable gross monthly income for the household as a whole, and we assess it against the portion of the rent you are responsible for paying.
Wages, self-employment income, benefits, pensions, child support and housing subsidies all count, provided they can be documented. Bring the paperwork for anything you want included.
If any part of your rent is covered by a housing subsidy, the income test applies to your share only, and you may provide alternative evidence of your ability to pay — such as a record of on-time rent or utility payments — in place of a credit report. Just let us know.
Have Ready
Documents to gather.
- Government-issued photo ID for each adult
- Your two most recent pay stubs
- If self-employed: last year's tax return, or three months of bank statements
- Contact details for your current and previous landlord
- Documentation for any income you want counted

Your Rights
About the screening fee.
- The $45 fee covers the actual cost of obtaining your credit and background report and the time spent reviewing it. It is not a source of profit and is set below the maximum permitted under California Civil Code section 1950.6.
- You may request an itemized receipt showing how the fee was spent, and we will provide one.
- If we do not end up running your screening, we refund the unused portion of the fee.
- We do not accept a screening fee when there is no home available, unless you ask us to in writing.
- If your application is declined on the basis of a consumer report, we will tell you in writing and identify the reporting agency, so you can obtain a free copy of the report and dispute anything inaccurate.
