Pre-leasing, explained.
When can I move in?
We are targeting October 2026 for the first move-ins. Construction timelines can shift, so we confirm a firm date with each household before any lease is signed, and we keep interest list members updated as the schedule firms up.
What are the rents?
The Townhome — three bedrooms and three bathrooms, approximately 1,167 square feet with an attached two-car garage — is $3,595 a month. Pricing for the Garden Residence is not set yet; ask the leasing team. First month free on select homes. Is there a move-in special?

Does joining cost anything or commit me?
No on both counts. It's free, it isn't a rental application, and it doesn't hold a specific home. It simply means we contact you before we advertise.
How does the interest list turn into a lease?
When homes are released we work down the list in order. You'll choose a home and a move-in date, complete a rental application, and place a deposit to hold it. Only then do you sign a lease.
Can I see a home before signing?
Yes. As soon as a finished home is available to walk, interest list members are invited first. Until then we're happy to go through the plans and renderings with you over the phone or by email.
What is the lease term, and what is due at signing?
A twelve-month lease that converts to month-to-month at the end of the term. First month's rent and the security deposit are due at signing.
Is the community gated?
Yes — the drive is gated with controlled access, and there is 24-hour maintenance service. Rent payments and maintenance requests can both be handled online.
What are the qualification requirements?
Verifiable household income of at least 2.5× the monthly rent, a minimum credit score of 620, positive rental references, and a background check. Every adult 18 or over applies. The same criteria are applied to every applicant — they are published in full on the How to Apply page so you can see where you stand before spending anything.
How does parking work?
Every home has its own attached two-car garage — eighteen garage spaces across the nine homes. There are also four guest spaces, four bicycle spaces, and EV charging on site.
Is there laundry in the home?
Yes. Every home has its own laundry room with washer and dryer hookups inside the unit, so there is no shared laundry queue. The machines themselves are not included — you bring your own.
Which appliances come with the home?
A stainless steel refrigerator and range can be provided on request — let the leasing team know and they will sort it out before you move in. Every kitchen has a stainless range hood fitted as standard.
Is there air conditioning?
Yes. Every home has a ducted air conditioning system with registers in each room — not a window unit, and not a single wall-mounted head trying to cool three floors.
Are blinds or curtains included?
No — the windows are bare at move-in, so you can choose coverings that suit you. Worth budgeting for in your first month.
